Photos show rooms. A walkthrough shows a home: how you enter, how the living room opens onto the balcony, how far the second bedroom is from the kitchen, what the view looks like as you step outside. For a buyer in another city, or an NRI buyer in Dubai or Singapore shortlisting from abroad, a good walkthrough can be the difference between booking a visit and moving on.
You do not need a crew, a drone or editing software that takes a week to learn. You need a phone, a plan and a slow walk.
It helps to be clear about the job. A property walkthrough is not a film. It is a guided visit for someone who cannot be there yet. Its job is to show the layout and scale of the home honestly, in the order a visitor would see it.
That means no dramatic music, no fast cuts and no slow-motion shots of a tap running. Viewers want to see where the doors are, how big the kitchen is and what the bathrooms look like. Give them that, steadily, and the video has done its work.
The kit you already have
- A phone with free storage and a full battery.
- A clean lens. Wipe it before you start.
- A small clip-on microphone if you plan to talk. Empty flats echo, and phone microphones pick it up.
- Optionally, a handheld gimbal, a small motorised grip that keeps the phone steady as you walk.
A gimbal helps, but careful walking gets you most of the way. Leave the drone out unless you already know the rules for flying one in India, which include registration and zones where flying is restricted.
Plan the route before you press record
Walk the flat once without recording. Decide where you will start and end, and in what order you will visit the rooms. A good default: start outside the main door, move through the living and dining area, then the kitchen, then each bedroom with its bathroom, and finish on the balcony or the best view.
Prepare the flat exactly as you would for photos. Open the curtains, switch on every light, clear the counters and put away personal items. Our guide to property photos on a phone has the full checklist.
Hold the phone sideways, in landscape, for the main walkthrough. It fits better on a website and on YouTube. If you also want a clip for Instagram or WhatsApp status, film a separate short vertical one afterwards rather than trying to make one video do both.
How to film smoothly
The difference between a shaky video and a smooth one is mostly how you move:
- Walk at half your normal pace, heel to toe.
- Hold the phone in both hands at chest height, elbows tucked in.
- Turn with your whole body, not your wrists.
- Pause for two or three seconds as you enter each room.
- Stay on the normal lens and do not zoom.
- Keep the phone level, so the walls stay upright.
Do not worry about getting it perfect in one take. Record each room as a short clip, then join them. Most phones have a basic editor that can trim and join clips in a few minutes.
Aim for two to three minutes for a typical flat. Go much longer and you risk losing people before they reach the bedrooms.
Narration or captions
You have two good choices. Talk as you walk, the way you would on a real visit: "This is the second bedroom, about 11 by 10 feet, window facing west." Keep it factual and calm.
Or film silently and add short captions afterwards with each room's name and size. Many people watch with the sound off, especially on a phone in a public place, so captions help even if you also narrate.
Either way, say the facts that matter: the configuration, the carpet area, the floor and the facing. Do not show the flat number on the door, documents on a table or family photos on the wall unless the owner is happy for them to be public.
Putting it on your website
A video can slow a page badly if it is handled carelessly, and many of your visitors are on mobile data. A few rules:
- Never make a video play by itself when the page opens.
- Show a still image first, and load the video only when someone taps play.
- Uploading to YouTube and placing the video on the listing page is a simple, reliable option.

Keep the written description on the page too. Search engines and AI assistants read words far more reliably than they understand what happens in a video. If you post on YouTube, give the video a clear title with the configuration and locality, such as "3 BHK walkthrough, Kothrud, Pune", and link back to the listing on your own site.
